Penetrating Moisture Control & Surface Preparation Layer

ARMOVEX DryLock is a spray-applied, clear, single-component, Zero VOC penetrating concrete sealer and preparation layer. It is designed to control moisture transmission from the concrete slab while removing oils, salts and surface contaminants that interfere with adhesion. DryLock conditions the slab and prepares the concrete for ARMOVEX coating systems. It is not a top coat or decorative finish; it is the moisture and surface control step.

DryLock penetrates deeply into the capillary pore structure of cementitious substrates, where it reacts to form a permanent, insoluble mineral matrix that significantly reduces permeability. It reconsolidates weakened or dusting surfaces, improves abrasion resistance and skid resistance without changing the look of the concrete, and is UV stable and non-yellowing. It also functions as a bond-enhancing surface treatment.

Surface Prep

1. Clean the surface so it is free of existing sealers, coatings, paint, dirt, oil, grease and debris.
2. If you pressure wash, let the substrate dry at least 24 hours before applying.
3. Protect glass, metal and adjacent surfaces from overspray.
4. Test a section first. If the material beads up or repels, stop and reassess prep. Properly prepared concrete accepts DryLock readily and dries in about 30 minutes.

Application

1. Apply the first coat at 400 sq ft per gallon, uniformly with an airless or tank-type sprayer, fully wetting the surface without puddling.
2. Let the first coat dry to the touch (fans may be used to speed drying).
3. Apply the second coat uniformly at 400 sq ft per gallon, spot-treating high-absorption areas.
4. Watch the second coat: if any spots dry in under 15 minutes, re-apply there until the surface stays saturated for at least 15 minutes.
5. Clean equipment immediately with warm, soapy water.
6. Continue with FSX Primer and BCX once the surface is dry. If the slab was actively leaking before treatment, wait at least 48 hours to confirm no further moisture intrusion.

Where It Fits in the Armovex System

The Armovex floor system is single-component from start to finish: FSX Primer → BCX Base Coat (clear or pigmented, with optional flake broadcast) → TCX Top Coat. On slabs with moisture or contamination concerns, start with ARMOVEX DryLock. No grinding of properly cleaned concrete and no A/B mixing.

Frequently Asked Questions

Do I need DryLock?

Use DryLock on slabs with moisture concerns, oil or salt contamination, dusting surfaces or older concrete, before the rest of the Armovex system.

How much coverage?

2 coats are needed, at 400 sq ft per gallon per coat. For example, a 400 sq ft floor needs about 2 gallons total (1 gallon per coat).

What if the second coat dries fast in some spots?

If any spots on the second coat dry in under 15 minutes, re-apply there until the surface stays saturated for at least 15 minutes.

Is DryLock Zero VOC?

Yes. DryLock is zero-VOC, solvent-free and non-hazardous.

Does it change the look of my concrete?

No. It penetrates and leaves no coating, residue or membrane, so the natural appearance is preserved.

Is it a top coat?

No. DryLock is a preparation and moisture control layer, not a decorative or top coat.
