ARMOVEX DryLock is a spray-applied, clear, single-component, zero-VOC penetrating sealer engineered to protect concrete, masonry, and stone substrates from water intrusion, moisture vapor transmission, alkalinity, hydrostatic pressure, and osmotic pressure.
ARMOVEX DryLock penetrates deeply into the capillary pore structure of cementitious substrates, where it reacts to form a permanent, insoluble mineral matrix that significantly reduces permeability while allowing vapor transmission. This process reconsolidates weakened or dusting surfaces and creates a durable, breathable barrier that cannot be removed chemically or physically.
Designed for both interior and exterior applications, ARMOVEX DryLock performs on horizontal, vertical, positive-side, and negative-side substrates. It is especially effective in conditions where moisture intrusion, vapor pressure, efflorescence, or surface degradation are present. Once cured, the treated surface resists water penetration, chloride intrusion, alkalinity, mold, microbial growth, staining, and chemical attack.
ARMOVEX DryLock is a one-time, permanent treatment that does not require reapplication for the life of the treated surface. Unlike film-forming sealers, it leaves no coating, residue, or membrane to wear away, yellow, or delaminate. The natural appearance of the substrate is preserved, making it ideal for architectural, industrial, and infrastructure applications.
The product excels in environments exposed to heavy pedestrian or vehicular traffic and extends the service life of treated surfaces by decades. ARMOVEX DryLock also functions as a bond-enhancing surface treatment and is compatible with patching materials, joint fillers, epoxy injections, flooring systems, roofing assemblies, coatings, and paints.
ARMOVEX DryLock reduces moisture vapor transmission rates and helps stabilize substrates prior to the installation of moisture-sensitive flooring and coating systems. It remains vapor-permeable, preventing moisture entrapment while mitigating hydrostatic and osmotic pressure from within the substrate.
ARMOVEX DryLock is non-hazardous, non-toxic, solvent-free, and zero-VOC. It meets Buy American Act and Build America, Buy America (BABA) requirements and is suitable for use in environmentally sensitive and occupied spaces.

Where to Use ARMOVEX DryLock
ARMOVEX DryLock is suitable for a wide range of concrete and masonry applications including vertical and horizontal cast-in-place concrete, above- and below-grade substrates, structural and lightweight concrete, positive- and negative-side applications, and areas experiencing active moisture intrusion.
Typical applications include colored and stamped concrete, exposed aggregate, architectural concrete, CMU block, brick, mortar, masonry walls, retaining walls, planter beds, water features, parking decks, podium decks, garage floors, basements, elevator pits, underlayments, limestone, sandstone, and pavers.
Precautions
Do not allow ARMOVEX DryLock to come into contact with glass or metal surfaces. Product allowed to dry on unintended surfaces may cause streaking or etching. Do not apply to areas with standing water.
Existing concrete and masonry surfaces exhibiting active moisture intrusion, dusting, or degradation may require additional coats. If pressure washing is used during surface preparation, allow the substrate to dry for a minimum of 24 hours prior to application.
Coverage Rates
Two-coat coverage rate is approximately 100–200 square feet per gallon (2.5–5 square meters per liter), depending on surface porosity and condition.
Installation
Ensure the surface is clean and free of existing sealers, coatings, paint, dirt, oil, grease, or debris. Protect adjacent surfaces from overspray or spillage.
Verify a test section prior to full application. If the material beads up or appears to repel, stop and reassess surface preparation. Properly prepared surfaces will readily accept the product and dry within approximately 30 minutes.
Apply the first coat of ARMOVEX DryLock uniformly using an airless or tank-type sprayer, fully wetting the surface without puddling. Allow the first coat to dry to the touch before applying the second coat. Fans may be used to accelerate drying.
Apply the second coat uniformly, paying close attention to areas that absorb material more rapidly. Spot-treat high-absorption areas as needed.
Clean all equipment immediately with warm, soapy water.
Vertical applications should be applied from top to bottom with a controlled 1–2 inch run. Do not allow streaking or excessive runoff.
Painting, epoxy injections, crack repair, or coating installation may begin once the treated surface is dry. If the substrate was actively leaking prior to treatment, allow a minimum of 48 hours to confirm no additional moisture intrusion before proceeding with subsequent systems.
Interrupted Installation
If application is interrupted by rain, mark the interruption point and resume application as soon as weather permits.
Hot Weather Installation
Do not apply when temperatures exceed 120°F (48°C). Contact ARMOVEX technical support for additional guidance.
Cold Weather Installation
Do not apply when temperatures are below 32°F (0°C).
Storage & Handling
ARMOVEX DryLock has an indefinite shelf life when stored in a cool, dry area out of direct sunlight. Containers must be kept tightly sealed. Protect from freezing. Product that has frozen should not be used.
